Thank you for considering us for rentals in Eugene, Oregon and throughout Lane County. R&R Properties of Eugene prides itself on our professional working relationships with our tenants.

We respect their rights as tenants and always accommodate their needs. Our team also highly encourages them to report property damage, maintenance requests, and mistreatment.

For general maintenance and repairs, we will work with your schedule as best as we can to cause as little inconvenience to you as possible. Our lines are open 24/7 in case of emergencies. We will always take the time to listen to your concerns.

Rental Application Screening Guidelines

The following guidelines cover our requirements for the screening and application process. If any applicant fails to pass any steps of the process on time, all applicants may be terminated. Their applications may also be denied.

Requirements When Applying for a Rental

The application must be completed in full by each adult (18 years and older). Incomplete applications will not be processed). Applications must also be signed and dated.

No applications will be accepted without viewing the property first. However, we offer an application to everyone.

  • Copy of all of the applicant’s driver’s license(s) or photo identification card(s)
  • Proof of income (pay stubs from the past three months, recent tax forms, etc.)
  • Photo of pet(s) if applicable (email to [email protected]).
  • Application fee of $50 for each adult (18 years and older). this can be paid on our website or in-person at our office).

Application fees are nonrefundable and will not be applied toward rent or deposits. All deposits and move-in costs must be paid by cashier’s check or money order. Personal checks will be accepted after the initial move-in costs are paid.

Application and Screening Process

Applications will not be processed until the application fee has been collected. We will accept the first qualified applicants. If we are unable to verify the information on an application, it may be denied.

Viewing the property is mandatory before an application is processed. If the applicant(s) are unable to personally view the property, they can contact us so that we can discuss an alternative person to view it on their behalf.

If we receive multiple applications at the same time, the first qualified applicant(s) will be selected. It may take up to three days for an application to be screened.

The demeanor and behavior of applicants and associated parties will be considered during the application process. If the application is approved, a deposit to hold the property is required within 48 business hours of the approval notification.

Income

Net household income should be at least three times the gross monthly rent. The applicant(s) must provide verification of income, including the amount for the last three months.

Income must also be verifiable through:

  • Alimony
  • Award Letters for Social Security
  • Bank Statements
  • Child Support
  • Financial Aid Letters
  • Letter From Employer
  • Pay Stubs
  • Tax Returns
  • Welfare or Housing Assistance

Credit History

Negative credit reports may result in the denial of the application. Negative reports include, but are not limited to:

  • Bankruptcy
  • Collections
  • Judgements
  • Late Payments
  • Total Debt Load

References and Rental History

All references (landlords and personal) must be correct and verifiable for the application to be considered. Your rental history of one year must be verifiable from unbiased and unrelated sources.

Exceptions may be made with an increased security deposit or approved cosigners.

Criminal/Collections/Public Records

We will conduct a search of civil records (background, criminal, credit, and eviction history) for each applicant. Depending on the search results, this could result in the denial of the application.

Creditworthiness, as associated with payment history, may be considered when determining a prospective tenant’s risk.

Criminal convictions or pending charges may result in an application denial. These include, but are not limited to:

  • Financial Fraud (Identity Theft, Forgery, etc.)
  • Drug-Related Crimes
  • Person Crimes
  • Sex Offenses
  • And any other crime that would adversely impact the health, safety, or right of peaceful enjoyment of the premises of the residents and owner/agent

Applicants must not have had any evictions within the past five years. We do not consider evictions that took place more than five years ago. We also do not consider evictions that resulted in a dismissal or general judgment for the applicant.

Applicants must provide the information necessary to contact past landlords.

Pet Policy

Some breeds will not be accepted. We require a photo of each pet with the application. A refundable deposit of $400 per pet is required before taking possession of the residence.

Smoking

Smoking, vaping, and marijuana are not allowed inside any unit.
