Rental Application Processing

We quickly accept and process rental applications on a first-come, first-served basis. Our goal is to place the most qualified tenant(s) for your property by understanding your requirements. We also keep all records confidential and on file.

Applicant Screening

R&R Properties of Eugene performs full tenant screening. We’ll collect extensive background, credit, eviction, and criminal history reports to determine the qualifications of each applicant.

We’ll also contact current and past landlords, employers, and personal references of the applicants. Aside from thorough screenings, we’ll work with you to determine the amount of security deposits you would like to collect.

Rent Collection, Accounting, and Bill Payments

At no additional expense, we can pay property bills on your behalf using funds from the money reserve in your client trust account. We can also collect and distribute all funds and enforce a strict policy on failure to pay rent promptly.

Our team will also send you both monthly and annual cash flow/accounting reports with detailed descriptions of expenses and income.

Maintenance and Repairs

As part of our full-service management, we’ll coordinate with qualified professionals for all property maintenance and repairs at no additional cost to you.

We work closely with licensed, bonded, and insured contractors, knowledgeable landscapers, yard maintenance professionals, and other experienced vendors.

Move-In/Move-Out Inspections

Once the tenants move in, we’ll meet with them and complete a property walkthrough inspection. With full documentation, we’ll account for prior damage and the general condition of the property.

We’ll also inspect the operational use of appliances, smoke detectors, and water-producing fixtures. Our team will complete this process again after the tenant(s) has vacated the property. We’ll also keep the report on file.

Cost of Management Fees

We’ll provide all these services and more at a small percentage of the gross monthly rent. Our company offers discounts for multiple properties under contract; get in touch with us for details.

In addition, our management fees may be tax deductible. Please reach out to a certified public accountant (CPA) or tax preparer for more information about potential tax deductions.

Assuming Management

When taking on a property that was previously under another company, we will complete a general property inspection and meet with the tenants. We will also listen to their concerns regarding the property’s condition.

This process will help keep your rental free of preventive maintenance. Doing this has been able to save homeowners thousands of dollars by addressing needed repairs on time.
