Rental Analysis:
We start by previewing your property, and based on our knowledge and experience with the rental market, we can suggest a competitive market rental price. Once we have previewed the property, we can also answer further questions about the status of the rental market, suggest ways to improving your home's rentability, and discuss your future goals concerning your property. This allows us to personalize our focus to fit your wants and needs. All of this comes at no expense to you.

Marketing Your Property:
Pictures speak a thousand words, and we are committed to marketing your property to the largest pool of applicants as possible. We do this by posting your property on various websites and social media channels accompanied by detailed descriptions and photos. We pride ourselves on our extensive web presence and creative marketing.

We personally show your property to prospective tenants, allowing us to meet prospective tenants while overseeing your valued investment.

Processing Rental Applications:
We accept and process the rental applications on a first-come, first-serve basis confidentiality and quickly. We look to place the most qualified tenant for your property by understanding your wants and needs. We keep all records confidential and on file.

Applicant Screening:
Extensive background, credit, eviction, and criminal history reports are collected and evaluated to determine the qualifications of the applicants. Furthermore, we contact current and past landlords, employers, and personal references to further qualify the applicants. In addition to thorough screenings, we work with you to determine the amount of security deposits you would like to collect.

Rent Collection, Accounting, and Bill Payment:
At no additional expense, we can pay property bills on your behalf from the money reserve in your Client Trust Account. We collect and distribute all funds promptly as well as maintain a strict policy on collecting rent in a timely manner. We will send you both monthly and annual accounting reports with detailed descriptions of expenses and income.

Maintenance and Repairs:
As part of our full-service management, we will coordinate all property maintenance and repairs with qualified professionals at no additional cost to you. We work closely with licensed, bonded, and insured contractors, knowledgeable landscapers, and a number of other experienced vendors.

Move-In / Move-Out Inspections:
Upon move-in, we meet with the tenants and complete a property walk-through inspection. With full documentation, we account for prior damage, general condition, and operational use of appliances, smoke detectors, and water-producing fixtures. We complete this process once again after the tenants have vacated the property. This report is kept on file.

Assuming Management:
In the event that we oversee the management of a property that was previously under other management, we will meet with tenants, complete a general inspection of the property, and listen to concerns the tenants may have concerning the condition of the property. This is done to keep your rental free of preventive maintenance. We have been able to save homeowners thousands of dollars by addressing needed repairs in a timely manner.

Cost of Management Fees:
